I will never sell your information. This is education, not a loan offer.

Imagine this

A better home, with the numbers worked out first.

One payment, not six

Your sale can pay off the cards, the car, the HELOC and the student loans, so your balance sheet carries one number.

Your equity, working

Years of ownership build real equity. See what it can do before you decide a higher rate rules you out.

A better community

Stronger schools, a neighborhood that fits your life, a bigger yard or a shorter drive. Start from where you want to live.

A seller credit on your side

A negotiated seller credit can fund a temporary rate buydown that lowers your payment in the first years.

See the shape of it

One worked example, including the part that is not flattering.

Every number below is invented to teach the idea. Yours will differ.

TodayHome worth $900,000. Mortgage $450,000 at 4.00%, paying $2,148 a month. Four other payments totaling $1,660 a month on $85,000 of debt.
The moveSale proceeds after costs: $400,000. Pay off the $85,000 of debt. Put $315,000 down on a $950,000 home. New loan: $635,000.
The creditThe seller credit funds a temporary 2-1 buydown: 5.25% in year one, 6.25% in year two, then the full 7.25% rate.

Principal and interest only. Taxes, insurance and any HOA are extra.

Read it straight. The first year can land below today’s total. After the buydown ends, the payment is higher than today. The question for the webinar is whether the home, the community and a debt-free balance sheet are worth that for you, and what you do if rates fall. We run that for your numbers.
What you will learn

Questions

Before you save a seat.

Is it really free?

Yes. Free to attend, free worksheet, no obligation.

Is this a loan offer?

No. It is education. A licensed lender explains financing, and nothing here is a commitment to lend or a rate quote.

Do I have to list my home with you?

No. If you decide to sell, I would like the chance to earn your business, and you decide when and whether.

What if I am not ready to move?

Come anyway. You will see your options and your numbers, and many people leave knowing it is smarter to wait.

My rate is under 4%. Does this still make sense?

Then the math matters most. We run it both ways, including staying put, and show you the result either way.

Ready to run your numbers?
